Buildings should last longer. Equipment should not be replaced unnecessarily. Energy and water should not be wasted. Capital should be deployed intelligently. People should not spend their careers fighting the same problems repeatedly.

A great facility manager can walk into a mechanical room and hear something that doesn't sound right. He knows that compressor was replaced three years ago. He remembers the same unit had a refrigerant issue six months ago. He knows which contractor worked on it. He knows what they tried. He knows the building.
